Bungalow on a Budget

Rental properties are tricky. They usually cost a lot of money to flip or a lot of money to update so they are up to your cities codes. Rental properties in Nashville are BOOMING!

People are purchasing the shitty house in the nice neighborhood and turning it for a BIG buck. Growing up in my Families rental property business, I learned how to mow lawns, paint baseboards, pull up carpet, change a light bulb, clean an oven, power wash the outside of a home, plant flowers/bushes and so many more things... the list goes on and on. I have loved turning homes upside down my entire life.

Caitlin Mcnaney and I met in August of 2021. We hit it off immediately and realized we were a lot alike. We both had an eye and drive to help others make their homes and spaces feel beautiful. Wether the person is on a budget or an open ended budget, we have collaborated and we have conquered. Caitlin recently moved here from New York. She is a very talented freelance photographer. It was really was fate when we found each other. Our creative sense if so familiar, we find new things everyday that surprise us.

We recently decorated/updated a small, 1940's, 2 bedroom, 1 bath rental property in East Nashville. The home owner isn't a hands on owner, so we took things into our own hands. He literally said " do what ever you want ". He had painted the walls a dull grey, there was terrible tile in the bathroom, there were fixtures from the 90's, the cabinets in the kitchen weren't level, there was bad isolations under the home and had that replaced, there was a new kitchen floor put in, among other things. We definitely got a few surprises on this job, for sure. It took us a little over a month to complete this project.

We work with a lot of owners that live out of town that need someone locally to take care of the turn over on their property, along with decorating or getting it set up as an airbnb, a normal rental property and we also do residential homes where people live full time. We do A LOT of the work ourselves. We love it that way. We have handy people that work along side of us but we also work with contractors that the owner likes to use. We also like to work with people who don't want to spend much on new items for their homes and use what they already have. Maybe they just want furniture rearranged and moved form one room to another. Refreshing your home in that way is just as nice as getting new things sometimes...

All we know is, we want every home owner to get the best for their buck and get their personal home or rental property ready for anything!
